Long-Term Villa Rentals in Bali

A search and negotiation service built for retirees: quiet streets, single-level layouts, reliable utilities and a landlord you can live with.

Book Consultation

In short

Long-term villa rental in Bali means a yearly or multi-year lease, usually paid up front for the whole term, and we search and negotiate on your behalf, not for any landlord.

  • Yearly or multi-year leases
  • Usually paid up front
  • Independent, acting for you

Which Bali areas suit retirees best?

For retirees the practical variable is usually travel time to medical care, not scenery.

Sanur and the east-facing coast
Flat terrain, calm water and a settled expat community. Busier in high season.
Ubud and surrounding villages
Cooler air, arts and wellness, a walkable centre. Hilly lanes and a longer drive to major hospitals.
Jimbaran, Nusa Dua and the south
Quiet residential pockets and wide roads. Higher rents, some areas car-dependent.
North Bali around Lovina
Slower pace and lower rents. Far from major medical facilities and the airport.
Canggu, Seminyak and the west
Cafés, gyms and a busy scene. Traffic, construction noise and rapid change.

Wider sourcing

Local networks and public listings, including unlisted homes.

Utilities, staff arrangements and neighbourhood introductions.

What to check before signing a long lease

A lease paid years in advance concentrates a lot of money in one private contract. The pre-signature review is the highest-value hour.

  1. Who owns the land

And whether that person is the one signing.

  2. If the property is sold

What happens to your lease during the term.

  3. Repairs and inclusions

Who pays for major maintenance, and whether staff, pool, garden and utilities are included.

  4. Renewal and price rises

What the renewal terms and any escalation clause say.

  5. Leaving early

What happens if you need to leave for health reasons.

Why retiree search is different

How is it different from a holiday rental search?

Open staircases, deep pools without a shallow entry and unlit lanes suit a holiday, not your seventies. We look for single-level living, adaptable bathrooms, car access in wet season and reliable water, power and internet.

Good to know

  • We do not publish prices or claim to know current asking rates; they are negotiated case by case.
  • For anything with significant money at stake, have a licensed notary or legal adviser read the lease too.
  • Pair the search with cost of living planning so rent is set against a whole-year budget.

Bali Retirement Guide is an independent search service acting for you, not an agent for any landlord or development. We are not lawyers.
